Although many of our loans are placed with established lenders, we additionally work with local and institutional investors looking for high yield, short term mortgaged backed investments or venture debt opportunities. We often times look to match our local funding opportunities with a small network of local investors with an appetite for mortgage backed debt. We use our experience to extensively vet multiple projects and select only those that meet out strict parameters for investment. Those parameters include but are not limited to:

• Verified Debt Service
• Executable Exit Strategy (refinance, sale, transfer…etc.)
• Low Verifiable Leverage (usually 60% or less based on property type and market)
• Strong Property Type and Marketability
• Thorough Vetting of Guidelines
• Executable Title Insurance

You will have an opportunity to review the specific project for funding along with its documentation to make an informed decision. In most cases we offer a written buyback for most deals which states that in the event of a loan default we step in to pay off the investor and take over the collection or possibly repossession activities.
